How long does a turnover clean take?

A turnover clean takes 60 to 90 minutes for a studio or one-bedroom, 90 to 120 minutes for a two-bedroom, 120 to 150 for a three-bedroom, 150 to 180 for a four-bedroom and from 180 minutes for a house. These durations include the initial inspection and the final check with photo report.

This is the question that decides whether your calendar is realistic. We publish our measured durations because almost nobody does, and because an owner planning with invented numbers eventually misses an arrival.

What a turnover contains, minute by minute

For a two-bedroom, the typical split of those 90 to 120 minutes:

Bathrooms and kitchen account for almost half the time. That is why the number of bathrooms weighs more on the price than floor area does.

What stretches a turnover

Five factors, in order of impact:

  1. A building without a lift. Linen logistics are the hidden cost of historic centres and older seafront stock.
  2. The number of bathrooms. Two bathrooms in a two-bedroom bring it close to a three-bedroom's duration.
  3. Outdoor space and pools. A house with a pool adds outdoor tidying and water checks.
  4. Condition on departure. A property left in an abnormal state stops being a flat-rate turnover and moves to hourly billing.
  5. Parking. From June to September in Costa da Caparica and Sesimbra, time lost parking rivals the time spent on a bathroom.

The 11am to 3pm window

It is enough, comfortably, for any flat. The normal window between departure and arrival is four hours:

For houses the margin disappears. That is why we agree the departure time in advance and, wherever possible, bring the team's arrival forward.

How many turnovers in a day?

Three to five per team, depending on property types and the distance between them. On an August Saturday in Costa da Caparica the limit is not cleaning capacity: it is traffic and parking.

That is why the minimum notice is 48 hours. A later request forces an already planned sequence to be reorganised, and that is what the 30 % surcharge reflects — not a penalty, but the real cost of the reshuffle.

What to do with these numbers

  • If you have stays ending and starting the same day, check that your property type fits the window with margin.
  • If you own a house, negotiate an earlier departure time with guests: it is the only adjustment that fixes the problem at source.
  • If you own several properties in the same area, group them on the same day. The saving is in travel, not in cleaning.
