How short-term rental works in Sesimbra
Sesimbra is the most straightforwardly seaside market on the south bank and the one with the harshest seasonality. The town keeps the structure of a fishing port, with an old core of narrow, steeply sloping lanes, and that conditions logistics directly: in several streets there is nowhere to stop at the door and linen goes up by hand. The stock splits between one and two-bedroom flats on the seafront, commanding high August rates, and houses on the slopes and inland, sought by families and by diving groups. The proximity of the Arrábida natural park and the diving activity in Sesimbra bay widen the season beyond strict summer, with genuine demand in May, June and September. Outside those months occupancy falls sharply and many owners simply close the property up until spring.

Only if they are tax residents of the municipality of Sesimbra, which is rare for a guest but does happen on family stays. It is a feature unique to Sesimbra's regulation. In every other case you charge €2 per night from age 13, up to the seven-night cap.
How many nights of tax on a ten-night stay in Sesimbra?
Seven. Sesimbra's cap is seven nights per stay, against five in Almada and Setúbal. For ten nights with two adults that is 2 × 7 × €2, so €28 of tax, outside the scope of VAT and shown as a separate invoice line with exemption code M99.
Can you work in the historic centre with its narrow streets?
Yes, that is normal operation in the town. We plan with slack for access and for carrying linen up, and in August we keep a backup team on Saturdays. The 15 % surcharge applies only beyond 25 minutes from our base, never for difficulty of access.
