Maintenance and small repairs
Maintenance of a short-term rental covers small repairs at €35 per hour, trade coordination at €25 per case, deep cleaning from €120 and season opening from €90. Materials are billed at cost plus 20 %, above the consumables allowance included in your plan.
A high-turnover rental wears out faster than a lived-in home. And when you live abroad, the real cost is not the repair: it is the flight, or the week blocked out while you wait for somebody to let a tradesman in.
What is included
- Small repairs: taps, cisterns, locks, hinges, blinds, lighting
- Replacement of bulbs, batteries, filters and ordinary wear parts
- Coordination and supervision of plumbers, electricians, locksmiths and appliance engineers
- Presence in the property during the trade visit, so you do not have to fly over
- End-of-season deep clean: appliance interiors, grouting, ceilings, ducts
- Season opening and closing: airing, equipment checks, systems restart
- Annual photographic inventory, compared against the reference inventory
What is not included
- Building works and structural alterations
- Gas and electrical certifications, which require an accredited body
- Purchase of furniture and equipment, unless specifically mandated
- Pest control and fumigation
Pricing
Annual-allowance services — deep clean and inventory — become available from the 6th month of the contract and are included, in full or in part, on the Completo and Integral plans.

All amounts are shown excluding VAT. The applicable rate is 23 %. Stacked percentage surcharges are capped at 50 %.

- Beyond 25 minutes from our base, a 15 % surcharge applies.

Frequently asked questions
Do I need to be there when a tradesman comes?
No, and that is exactly what trade coordination is for: we open up, supervise the work, check the result and send you the photos. On the Completo and Integral plans this coordination is included.
How often is a deep clean needed?
Once a year for average occupancy, twice for high occupancy with weekly turnovers. South of Lisbon the natural moment is October, after the beach season, or March, before it starts.
Who pays for parts?
The owner. We advance up to €150 of materials and bill at cost plus 20 %. Base consumables are included up to the plan allowance: €15 on Ativo, €30 on Completo, €50 on Integral.
Do you carry out gas and electrical certifications?
No. Those certifications require an accredited body and are the owner’s obligation. We can, however, arrange the appointment and be present at the inspection, as with any trade visit.
What is season opening?
Airing after months closed up, checking and restarting appliances, flushing pipework, testing hot water and air conditioning, and rebuilding the consumables stock. From €90 for a studio or one-bedroom, it is the service that prevents most first-week-of-July emergencies.
