Revenue management for your rental
Revenue management covers creating and updating listings, dynamic pricing, replying to guests and managing reviews. It costs €79 to €289 per month, with commission from 18 % down to 10 % of revenue. The owner keeps their RNAL registration, their platform accounts and their invoicing.
Most of the income lost on a short-term rental is not lost on cleaning: it is lost on a badly positioned price in July and on a listing that does not answer the question the guest is actually asking.
What is included
- Listing creation or rewrite: title, description, photo order, declared amenities
- Publication and calendar synchronisation across the contracted channels
- Dynamic pricing reviewed at the plan’s cadence: monthly, twice weekly or daily
- Price adjustments for local events, long weekends, public holidays and season
- Replies to guest messages within the plan’s deadline, in Portuguese, French and English
- Review management: systematic requests, public replies and handling of negative reviews
- Monthly report on occupancy, average nightly rate and revenue per available property
- Direct Booking module: a site for the property with a booking engine, commission cut to 8 %
What is not included
- Ownership of the RNAL registration, which always stays with the owner
- Ownership of the Airbnb and Booking accounts, which stay with the owner
- Invoicing guests and collecting revenue, which continue to land in your account
- Advertising budget, billed at cost and prepaid
- Photo shoots, which are a separate service
Pricing
Commission applies to revenue after deducting the cleaning fee, the tourist tax and deposits. Taking the operational track as well cuts commission by 3 points and the operational monthly fee by 50 %.

All amounts are shown excluding VAT. The applicable rate is 23 %. Stacked percentage surcharges are capped at 50 %.
Conditions
- Commission base
- Guest payments less cleaning fee, tourist tax and deposits.
- Direct booking
- 8 % commission, which is a ceiling: it does not stack with the Rotação 360 discount.
- Ownership
- RNAL registration, platform accounts and invoicing stay with the owner.
- Initial term
- 6 months, then monthly with 30 days’ notice.
- Pro rata
- The first month’s fee is pro-rated by days. Commission is never pro-rated.

Frequently asked questions
Does Rotação take over my RNAL registration?
No, under no circumstances. The registration stays in your name, as do your Airbnb and Booking accounts and your invoicing to guests. We manage listings and pricing on your behalf, but never step into your place as the holder.
Who collects the guest payments?
You do, straight into your account, exactly as now. Rotação invoices you the monthly fee and the commission on the 1st of each month, itemising the bookings taken into account. We are not a payment intermediary.
What is Direct Booking at 8 %?
It is a dedicated site for your property, with a booking engine and payments, at €690 setup and €39 per month. Bookings that come through it pay 8 % commission instead of the plan’s 10 % to 18 %, and no platform commission at all.
Does commission apply to the cleaning fee charged to the guest?
No. The cleaning fee, the tourist tax and deposits come out of the base before commission is applied. That is why the net cost of the service is always lower than the total invoiced.
Can I take only the commercial track?
You can. In that case there is no Rotação 360 discount and cleaning stays your responsibility. Combining both tracks cuts the operational fee by 50 % and the commission by 3 points, which makes it better value from about 4 turnovers a month.
