In-person check-in and check-out
An in-person check-in costs between €22 and €30 excluding VAT depending on the property type, and a check-out between €20 and €28. It covers welcoming the guest, key handover, explaining how the property works and inspecting its condition on departure. Check-in after 22:00: €20 more.
Some guests need to see a person. Families with children, larger groups, long stays and delayed flight arrivals. A key box solves access; it does not solve the first impression — or the real number of occupants.
What is included
- Guest met at the agreed time, with 15 minutes of waiting included
- Key handover and explanation of building access, lift and parking
- Walkthrough of the property: heating, hot water, appliances, Wi-Fi
- House rules, quiet hours and building regulations explained
- Collection of the data needed for the statutory guest report
- Answers to the first practical questions: transport, supermarket, pharmacy, beach
- At check-out: property inspection, key count and photo report
What is not included
- Transport of the guest from the airport or station
- Waiting beyond 15 minutes, billed at €20 per 30 minutes
- Filing the statutory report on the owner’s behalf, which requires the owner’s own access
- Luggage storage away from the property
Pricing
The operational plan discount does not apply to in-person check-ins and check-outs. It applies only to the turnover clean.

All amounts are shown excluding VAT. The applicable rate is 23 %. Stacked percentage surcharges are capped at 50 %.

Frequently asked questions
In-person check-in or key box?
It depends on the guest profile. A key box is cheaper and works well with experienced travellers and short stays. In-person check-in cuts support requests in the first 24 hours, confirms the real number of occupants and heads off most neighbour problems.
Do you check how many people go in?
Yes. We record how many people actually arrive and tell you if it does not match the booking. It is one of the reasons some owners keep in-person check-in even with a key box fitted.
Who reports guests to the authorities?
The obligation sits with the holder of the alojamento local registration, which is you. We collect the data at check-in and can enter it on your behalf if you give us access, but legal responsibility stays with you.
What if the flight is delayed?
Waiting tolerance is 15 minutes. Beyond that we bill €20 per 30 minutes. If the delay is flagged in advance we move the time at no cost, as long as it still fits the day.
Do you do night arrivals?
We check guests in until 22:00 within normal hours, and later with a €20 surcharge. Between midnight and 07:00 we recommend a key box with a temporary code: it is more reliable for the guest and cheaper for you.
