Rotação started from a simple observation: short-term rental south of Lisbon is growing fast, and almost no company handles the operational side with fixed hours, public prices and a record of what was done.

Most of the owners we work with do not live next door to their property. Some live in France, the United Kingdom or Switzerland. Others live in Lisbon and will not cross the bridge in the middle of an August Saturday. The problem is always the same: between 11am and 3pm somebody has to be there, and that person has to tell you what they found.

We work for the owner only. We do not rent out properties, do not take guest payments and hold no alojamento local registration. The owner keeps their RNAL registration, their platform accounts and their invoicing. This is not a legal footnote: it is what separates a service provider from an intermediary that inserts itself between you and your revenue.

We publish the full price table. That is a deliberate commercial choice. An owner comparing three companies who finds only «on request» loses an afternoon, and we lose a client who would have said yes on seeing €60 per turnover for a two-bedroom.

The operational base is in Santo António da Charneca and the company is registered in Baixa da Banheira. The travel times we publish are measured, not estimated. Until they are measured, the line does not appear on the page: we would rather show an incomplete record than an invented number.
